A Certified Appraisal Home Measurement is a professional measurement of a property’s gross living area (GLA) and finished square footage performed by a credentialed appraiser to ANSI Z765 standards. Unlike measurements from a contractor, real estate agent, or tape-measure service, an appraiser-certified measurement carries weight with lenders, courts, IRS examiners, and other appraisers because it follows the same methodology used to determine marketable square footage in actual appraisals. The deliverable is a signed certification that the home’s square footage meets the same standard a future appraiser would apply.

Why Square Footage Discrepancies Are So Common

Tax records, MLS listings, prior appraisals, and architectural plans rarely agree on a home’s square footage. Public records often reflect only the original construction without subsequent permits or additions. MLS listings frequently rely on agent estimates or copy directly from tax records. Garage conversions, finished basements, enclosed patios, and Accessory Dwelling Units (ADUs) often don’t appear on record at all. Discrepancies of 100 to 400 square feet on typical Los Angeles homes are common. On a $1.5 million Los Angeles property, a 100 square foot correction can move value by $60,000 to $100,000 depending on local price-per-square-foot — which is why getting the measurement right matters.

The ANSI Z765 Standard

ANSI Z765 is the national measurement standard adopted by Fannie Mae and the broader real estate appraisal industry. The methodology specifies: exterior-to-exterior measurement of finished, above-grade, heated living space; a 7-foot minimum ceiling height to qualify as living area; below-grade finished space (basements) reported separately rather than combined with above-grade square footage; finished attics included only if accessible by permanent stairs; and detached ADUs measured and reported separately from the main home. This is the standard lenders, buyers, sellers, and other appraisers consider authoritative.

The deliverable shows the property’s exterior outline, all dimensions, and the certified total square footage with a written certification. This is what most clients need to verify, defend, or document their home’s marketable square footage.

Mid-Tier — Floor Plan With Interior Walls and Fixtures. Adds the interior wall layout, room labels, door and window positions, and major fixtures (kitchen layout, bathrooms, fireplaces, built-in features). Useful for listing marketing, renovation planning, or insurance documentation that requires interior detail. Available for an additional fee.

Premium Tier — Vector Files and 3D Models. CAD-compatible vector files for architects, designers, and contractors who need to integrate the measurement into their own professional workflows. 3D models for listing marketing, design visualization, or virtual tour platforms. Available for higher fees depending on output format and complexity.

Why does accurate square footage matter?

Square footage drives value. A 100 SF error on a $1M home can mean $50K–$100K in valuation difference depending on price per SF. Public records, MLS listings, and prior appraisals frequently disagree on GLA (gross living area). How is square footage measured under ANSI Z765?

ANSI Z765 is the national standard adopted by Fannie Mae for measuring single-family GLA. It requires: exterior measurement of finished above-grade area, 7-foot ceiling minimum for inclusion, finished and heated space only, and specific rules for stairs, sloped ceilings, and open-to-below spaces. What about basements, finished attics, and ADUs?

Under ANSI Z765, below-grade finished space (basements) is reported separately from above-grade GLA, not combined. Finished attics that meet ceiling height requirements are included in GLA if accessible by permanent stairs. Detached ADUs are measured and reported separately. We document each space clearly so users understand which areas count toward GLA and which are reported separately.

Can a home measurement save my sale?
