How is a townhouse appraised?
Townhouses are typically appraised under Form 1004 (single family) with PUD addenda when they’re fee-simple lot ownership with shared HOA-managed common areas. When the structure is condominium-style (shared building, individual airspace ownership), they’re appraised under Form 1073 (condo). The ownership structure determines the appraisal form and methodology — not the architectural style.
What’s the difference between a townhouse, condo, and PUD?
Townhouse is a style of attached or semi-attached housing — could be condo OR PUD OR fee-simple ownership. Condo is an ownership structure where you own interior airspace plus a share of common elements. PUD is a community structure where you own your lot and home plus a share of common areas. Many people use “townhouse” loosely for any attached housing; the appraiser must look at the actual ownership structure.
How does HOA structure affect townhouse value?
HOA dues, reserves, amenities, and litigation status affect value the same way they do for condos and PUDs. High dues with strong reserves and amenities support value; high dues with weak reserves often signal future special assessments and can hurt value. We benchmark dues and analyze reserve adequacy as part of every townhouse appraisal.
How do you find comps for townhouses?

Adjustments are applied for differences in: unit type (interior, end), floor plan, square footage, condition, parking, view, and HOA dues.
