Long Beach Appraisals Require Neighborhood-by-Neighborhood Methodology Across a Large Coastal City

Long Beach is one of the largest and most internally varied coastal cities in California. Within a single municipal boundary sit premium waterfront residential, historic East Long Beach Craftsman blocks, mid-century tract neighborhoods, urban high-rise condominiums, and inland working-class residential. The price gradient and architectural inventory vary substantially across the city. Treating Long Beach as a single market produces values that miss what the actual neighborhood does.

The methodology challenge in Long Beach is correctly identifying which named neighborhood the subject sits in and pulling comps from inside that neighborhood. A Belmont Shore beachfront property doesn’t compare to a Bixby Knolls Craftsman even at similar square footage. Long Beach is the seventh-largest city in California with approximately 466,000 residents covering 50 square miles in southwest Los Angeles County.
